३3छुट हुने क्षेत्रOptional exempt areas

भू-आच्छादन: आवासीय जग्गामा ८० वर्गमिटर वा कम भए ९०%, २५० सम्म ७०%, र २५० भन्दा बढी भए ६०%। अन्य प्रयोग दफा ३५ को तालिकाबाट ६०%, ५०%, ४०%, ३५% वा ३०% हुन्छ। कोर क्षेत्रमा १००%। ११–२२ मि बाटो क्षेत्र र २५० वर्गमिटरभन्दा कम जग्गामा ROW र सेटब्याक छोडेर बाँकी भुइँ क्षेत्र प्रयोग गर्न मिल्छ; २५० वा बढी भए प्रयोगअनुसारको तालिका लागू हुन्छ।Ground coverage: Residential plots allow 90% up to 80 m², 70% up to 250 m², and 60% above 250 m². Other uses come from the Sec. 35 table: 60%, 50%, 40%, 35%, or 30%. Core area allows 100%. For an 11-22m road area and plot below 250 m², the remaining ground area may be used after ROW and setback; at 250 m² or more, the use table applies.
FAR: आवासीय तथा अन्य गैर-स्वास्थ्य/गैर-शैक्षिक भवनमा ३.५। व्यावसायिक क्षेत्रको भवनमा, कोर क्षेत्र बाहेक, ४.५। कोर/सम्पदा क्षेत्रमा FAR लागू हुँदैन। स्वास्थ्य वा शैक्षिक संस्था भए नगरपालिकासँग पुष्टि गर्नुहोस्।FAR: residential and other non-health / non-educational buildings use 3.5. Commercial-area buildings, except core area, use 4.5. FAR is not applied in core/heritage area. Confirm health or educational institutions with the municipality.
सेटब्याक: १७ मि वा कम उचाइमा १.५ मि। १७–२० मि उचाइमा सार्वजनिक भवन ३ मि र अरू भवन २ मि। २०–२५ मि उचाइमा ३ मि। २५ मि भन्दा माथि उचाइको १/४, तर कम्तीमा ५ मि।Setback: 1.5m for height up to 17m. From 17m to 20m, public buildings need 3m and other buildings need 2m. From 20m to 25m, use 3m. Above 25m, use one-fourth of the height, with a minimum of 5m.
